The ideal candidate understands commercial interior construction in detail and can independently manage takeoffs, scope reviews, subcontractor and vendor pricing, bid leveling, cost analysis, and proposal preparation. This is a hands-on estimating role for someone who is highly organized, detail-oriented, and comfortable managing multiple bids and deadlines in a fast-paced environment.

Key Responsibilities

  • Review architectural drawings, specifications, addenda, contracts, and bid documents to determine complete project scope.
  • Perform detailed quantity takeoffs for materials, labor, equipment, and subcontracted work.
  • Analyze plans and specifications to identify scope gaps, conflicts, exclusions, and potential cost risks.
  • Solicit, review, compare, and level vendor and subcontractor proposals.
  • Develop accurate material, labor, subcontractor, and project cost pricing.
  • Prepare complete bid proposals with detailed scope summaries, clarifications, exclusions, assumptions, alternates, and pricing.
  • Identify value-engineering opportunities and recommend cost-effective alternatives when appropriate.
  • Coordinate with Project Managers, field leadership, suppliers, subcontractors, general contractors, and clients to clarify scope and pricing.
  • Maintain historical pricing, estimating databases, bid logs, vendor information, and project documentation.
  • Assist with conceptual budgets, negotiated bids, change-order pricing, and revisions throughout the project lifecycle.
  • Participate in pre-bid meetings, site visits, post-bid reviews, and scope discussions as needed.
  • Provide detailed estimate breakdowns and scope information during project turnover to the operations team.
  • Track multiple active bids and ensure proposals are accurate, complete, and submitted on time.
  • Contribute to improving estimating procedures, pricing accuracy, and internal estimating processes.

Requirements

  • 3+ years of commercial estimating experience in drywall, metal framing, acoustical ceilings, flooring, or related interior construction.
  • Required: Direct experience estimating commercial interior construction projects.
  • Strong understanding of drywall, metal framing, ceilings, flooring, and commercial interior construction methods.
  • Ability to read and interpret architectural drawings, specifications, contracts, addenda, and bid documents.
  • Proven experience performing detailed quantity takeoffs and preparing complete commercial bids.
  • Experience soliciting, analyzing, and leveling subcontractor and supplier pricing.
  • Proficiency with Bluebeam, On-Screen Takeoff, PlanSwift, or similar estimating/takeoff software.
  • Strong understanding of labor, material, subcontractor, and equipment costs.
  • Strong mathematical, analytical, organizational, and problem-solving skills.
  • Excellent communication skills and strong attention to detail.
  • Ability to manage multiple bids, priorities, and deadlines simultaneously.
  • High school diploma or GED required.
  • Degree or formal education in Construction Management, Engineering, or a related field preferred.

Benefits

  • Competitive salary based on experience.
  • Health, dental, and vision insurance.
  • Retirement savings plan with company contribution.
  • Paid time off and company holidays.
  • Professional development and career advancement opportunities.
  • Stable pipeline of commercial interior construction projects.
  • Opportunity to work on a variety of commercial drywall and interior construction projects.
  • Collaborative, team-oriented work environment.
